We believe that all homeowners deserve to enjoy their second home as if it were their only home. When your house is not in use we’ll look after it as though it were our own.

When you, your friends or your clients are using it we’ll take care of the chores and help to maximize the pleasure of visiting and enjoying your home.

You deserve to find your property in top condition every time you visit, we’ll make sure that it is and we offer the following property management services that can all be tailored to your specific requirements:         

Annual Caretaker services

Regular checks will be made to the property throughout the year to ensure that it is maintained to the highest standards and that everything within it is in working order at all times:

During non-booked periods- the property will be checked once a week to ensure that the level of cleanliness is maintained and that everything is still in working order.

During booked periods - checks will be made no later than 48 hours from the start of the booking to ensure that:

everything is OK for the clients, and;

the owners' terms & conditions for the property are being adhered to (i.e. correct number of persons staying, no pets if not allowed, no smoking, etc).

Should any item within the property fail and require attention, we will co-ordinate with the necessary independent tradesman. Please note that any work carried out by tradesmen will be charged directly to the owners.

The rubbish bins will be put out for collection once a week.

Annual Key holder services

We are contactable 24/7 for guests to contact should anything happen during their stay.

Weekly Changeover services

Holiday changeovers are conducted on departure. Where a property is left vacant for a longer period of time, we will visit the property prior to an arrival to check that everything is in order, and to dust and polish where necessary (see “Caretaker services”).

Every changeover will include extensive cleaning of all rooms, including the kitchen & bathroom(s).

A welcome pack consisting of tea, coffee, milk, sugar and biscuits will be introduced and maintained throughout the season.

Interior windows will also be cleaned (we can arrange for a window cleaner to clean the exterior windows if desired or required, the costs of which will be charged directly to the owner).

Incident Log - any incidents of minor damage noted on changeover days will be recorded in a file and the owner will be notified by email. Please note that any costs involved in making good any damage will be directed onto the owner.

Linen services

For rental properties that include a linen package, all beds will be changed and the linen serviced during changeovers.

Garden & Maintenance services

We can arrange for a local gardener to tend to your garden throughout the year or alternatively only come when specific jobs need doing (ie: hedge trimming or grass cutting if you are not around).

If any routine maintenance is required to your property, we can advise you of numerous local tradesmen specialising in a variety of trades. We can them liaise with them to ensure that the work is completed in a timely and efficient manner to the required specification.
